Our system runs well after three years. They were good to work with. Their office helped us with the California document submission. We are pleased!Posted on David MartinezTrustindex verifies that the original source of the review is Google. After interviewing 3 solar companies I selected Simmiti for my dolar installation. The planning and submissions to PGE and SCCounty Building were done in a timely manner. The installation crew was superb. The inspector was highly impressed with the installation. Ana, my PM, stayed on all parties to get the final steps of approvals. I highly recommend Simmitri for your solar project. 9/12/2025 I just recently added 6 panels to my system (added e-car) and Pamela at Simmitri handled my project. Communication throughout the project was excellent and the crew, once again were FANTASTIC! Simmitri is a pleasure to work with.Posted on Denise TsangTrustindex verifies that the original source of the review is Google. UPDATE: Shortly after posting this review I got contacted by Nick from Simmitri, he was courteous, apologized for the issue I had encountered, confirmed my eligibility for complimentary cleaning and offered few available times. I scheduled for the first available option, Simmitri guys called ahead when they were on the way to give me heads up, showed up on-time, cleaned the panels without any issues. Nick demonstrated that Simmitri cares about their customers and are willing to stand by them and do what's right. Based on this experience I updated my review and rating. -------------------------------------------------- Maybe I'm one of a few edge cases here, but I had really negative experience working with Simmitri. It started Ok during the sales. BTW Simmitri was not the least expensive option by any means. In fact they were closer to be the most expensive out of the several bids and quotes I had received. Sales guy promised me that I will pay more, but will get the install faster and all the work will be done by their own expert team - which he said was officially approved by the company as part of the transaction sign off. That's the end of good. Right away I got a terrible PM assigned to me, no status updates, misleading, confused...all my dates (which BTW were specified in the agreement) were missed, I had to personally reach out and coordinate with city planning to issue permit because Simmiti was not actively following up and were causing delays... once I had everything ready and they had scheduled an actual install date, no one had showed up (even though I sent emails and requested confirmation a week prior to the install date and was told all was Ok). I had to speak with the owner/CEO to get a new install who refuted that I had an install date set in the agreement - meaning he never even looked at it. I had to send him my copy and point to the date there... to which he said "it should have never been there, I need to talk to Sales to make sure it gets fixed"... anyways, as a result I had 3+ month delay from the date stated in the contract and missed the entire summer - which is peak months of generation last year and this had pushed my payback time on this investment by two years. The install crew that came to do the installation was a 3rd party sub-contracted by Simmitri. BTW they were good and did a good job (I think as I'm not an expert, but the system works). After working with the leadership through numerous escalations I finally got the system installed. I was told that in additional to $500 credit for all of the issues I had, I would get few cleaning and maintenance credits, never happened. Called in earlier to get a cleaning scheduled and was told I don't have any complementary cleanings... I would not recommend them.Posted on John PostovitTrustindex verifies that the original source of the review is Google. The people at Simmitri were very helpful in getting the solar system through the hoops to approval with PG&E. Highly recommended.

Why Commercial Roof Maintenance Matters
Commercial roofs are high-value assets that face constant exposure to UV, wind, thermal movement, and foot traffic. Most premature roof failures stem from deferred maintenance: clogged drains, open seams, compromised flashings, and minor punctures that go untreated. Planned maintenance lowers lifecycle costs, improves energy performance, and helps keep manufacturer warranties valid. If you’re evaluating upgrades or planning a future reroof, maintenance provides the data you need to make the right install or replacement decisions. For system options, materials, and specifications, see our Commercial Roofing Installation pillar page.
Our Preventive Maintenance Program
We’ve designed our program to be simple, transparent, and effective.
- Seasonal cadence: Biannual or quarterly inspections aligned with regional weather patterns to catch issues early and prepare for the next season.
- Comprehensive reporting: Condition summaries by roof zone, annotated photos, moisture concerns, and prioritized recommendations—so you know what to do now, next, and later.
- Proactive service: Resealing at penetrations and terminations, debris removal, drain and scupper clearing, minor membrane and fastener corrections included per visit.
- Transparent repairs: Larger repairs are quoted with clear scope, materials, and timelines, so you can plan confidently.
- Asset tracking: Roof asset IDs, condition index scoring, and remaining useful life modeling for capital planning and budgeting.
- Priority response: 24/7 leak response SLAs for enrolled clients with temporary dry-in and fast permanent repairs.
Available for TPO, PVC, EPDM, modified bitumen, BUR, and standing seam metal roofs.
What We Inspect
Our technicians evaluate the entire roof system, not just the leak points.
- Membrane condition: Seams, laps, punctures, shrinkage, and surface wear.
- Flashings and terminations: Penetrations, parapets, edges, and expansion joints.
- Drainage: Ponding areas, blocked drains/scuppers/gutters, and slope concerns.
- Rooftop equipment: HVAC curbs, pitch pans, supports, and line protection.
- Metal systems: Fastener back-out, oxidation, panel movement, and sealant.
- Safety and access: Walkway pads, skylight protection, and anchor conditions.
- Solar integration: Attachments, wire management, ballast integrity, and access pathways when PV is present.
Every visit includes standardized checklists, photo logs, and a clear map of roof zones and findings.
Maintenance by Roof System
Every roof type has unique maintenance needs. We tailor service to how your system performs in real-world conditions.
- TPO and PVC: We monitor heat-welded seams, edge securement, chemical exposure, and UV. Typical maintenance includes re-welding localized seams, reinforcing perimeters, and addressing detail flashings.
- EPDM: Seam tape aging, shrinkage at perimeters, and punctures are common. We re-tape seams, correct terminations, and redistribute ballast where applicable.
- Modified Bitumen and BUR: Look for blistering, alligatoring, and surface wear. Maintenance includes cold-process patching, flashing reinforcement, and reflective coating recommendations to reduce heat load.
- Standing Seam Metal: Fastener torque, seam movement, oxidation, and sealant longevity are key. We replace fasteners as needed, restore seam sealants, and address oxidation to prevent leaks.
If you’re planning future system changes or expansions, our team coordinates with installation specifications so maintenance supports long-term performance. Explore system choices and installation specs on our Commercial Roofing Installation page.
Leak Response and Emergency Repairs
Even with excellent maintenance, storms and accidents happen. Our enrolled clients receive priority dispatch, with temporary dry-in within hours and permanent repair as soon as conditions and materials allow. We diagnose root cause—not just symptoms—so you don’t see the same leak twice. We also provide documentation for insurance claims and internal facility records.
Enroll in a Priority Maintenance Plan to secure guaranteed response times.
Roof Asset Management and Capital Planning
Maintenance is more than fixing issues—it’s planning ahead.
- Condition index scoring per roof section to benchmark performance.
- Remaining useful life (RUL) modeling to anticipate timelines.
- Repair-versus-replace analysis with lifecycle cost comparisons.
- Energy optimization opportunities, including cool roof surfaces, insulation upgrades, and coatings.
- Budget roadmaps that sequence repairs, coatings, and eventual replacement to maximize ROI.
When the time comes, our team can transition you seamlessly into targeted repairs, restorative coatings, or full replacement with minimal disruption. See our guidance on roof coatings and commercial roof replacement to evaluate your options.
Maintenance + Solar Integration
If your building has—or plans to add—solar, coordinated roofing maintenance is essential. We evaluate waterproofing at attachments, verify array ballast and wind uplift considerations, clear debris that can shade modules, and maintain access pathways. Pre- and post-solar roof readiness assessments protect warranties and help ensure both the roof and PV system perform at their best. Explore our commercial solar services or ask about a combined Roofing + Solar O&M plan.
Documentation, Compliance, and Warranty
We align maintenance with manufacturer requirements to help keep your warranty in good standing. Our teams follow OSHA safety protocols and site-specific requirements for every visit. Deliverables include a digital report with annotated photos, moisture concerns if identified, and an updated roof plan with recommended actions by priority.
We support Service, LocalBusiness, and FAQ structured data to improve visibility in search results.
Frequently Asked Questions
How often should a commercial roof be inspected?
Most roofs benefit from inspections twice per year—before and after the most demanding season—plus after major weather events.
Will maintenance keep my manufacturer warranty valid?
Manufacturers typically require regular inspections and documentation; our reports are designed to support warranty compliance.
Do you service roofs installed by another contractor?
Yes. We maintain and repair most commercial roof systems regardless of installer, subject to system condition and manufacturer guidelines.
Can maintenance delay a full replacement?
In many cases, yes. Targeted repairs and restorative coatings can safely extend roof life when the underlying system is sound.
How do maintenance plans work for multi-building portfolios?
- We standardize reports and condition scores across sites, then build a unified budget and timeline by priority.
